LOS ANGELES - August 16, 2005 - Luma, the second all-new urban residence from The South Group, has broken ground in downtown Los Angeles' South Park neighborhood.

The architecturally innovative building, which features "softloft" condominium homes in an elegant l9-story structure , will include 475,000 square feet of development with ground floor retail and four levels of secured parking above and below ground.

Luma is The South Group's second phase project; its first phase, Elleven, is now 50 percent complete and its residents will begin moving in by mid-2006. The South Group is the leading developer of new condominium projects in downtown Los Angeles, with more than 1,700 housing units planned or underway.

Luma's new construction is unique to downtown and benefits residents by using innovative building materials and the latest construction techniques resulting in an elegant and reliable building. The new building's floorplans make the condos open, flexible and highly efficient with more usable and livable space than a typical "reuse" building converted from an older office building or an existing warehouse structure.

Wrapped in glass, Luma's exterior allows residents generous light and expansive views of the surrounding city. Its loft heritage is evident in the absence of walls, and in architectural elements of exposed concrete. State-of-the-art design details, luxury finishes, unique materials and modern accessories bring a refined and sophisticated feel to the environment.

In keeping with The South Group's philosophy of "smart" development, Luma is expected to be the second green residential building in downtown Los Angeles (South Group's Elleven is expected to be the first) to earn a U. S. Green Building Council LEED certification. This means Luma has been designed and will be constructed to require less energy and fewer natural resources. It will offer an abundant use of natural light, low-pollutant emitting materials and finishes, and water efficient fixtures, appliances and landscaping.

"While adapting existing buildings has been a critical step in the evolution of downtown LA, Luma and Elleven mark the only new residential development in the area in over 20 years and as such give urban pioneers a revolutionary choice," says The South Group principal, Tom Cody.

"We believe that designing and constructing from the ground up is the best way to deliver homes that excel in terms of quality of living, establishment of community, lasting value, and are most cost effective for our residents," Cody adds.

As part of The South Group's commitment to creating a neighborhood within a neighborhood, Luma is the second of a number of projects planned for an area of the South Park neighborhood, to be known simply as South. Open areas will surround Luma, including a terrace plaza and a pool deck shared with Elleven, its sister building. Ample space will be devoted to lush greenery and gardens for neighborhood gatherings, along with quiet retreats and pathways. Plans are also underway for a park and additional residential buildings nearby.

The South Group, a collaboration between two Portland, Oregon-based urban innovators known for their transformation of Portland's Pearl and South Waterfront Districts, entered the downtown LA market two years ago.
