LOS ANGELES - September 29, 2004 - Marking the first for-sale residential high-rise in downtown Los Angeles in more than two decades, The South Group -- a partnership between Gerding/Edlen Development Co., LLC and Williams & Dame Development, Inc. of Portland, Oregon -- has broken ground on “Elleven,” a condominium project slated for completion in 2006.
According to The South Group Principal Tom Cody, Elleven, an ambitious $100 million project located at 1111 South Grand Avenue, will encompass 400,000 square feet of housing, parking and retail in a 13-story tower. It will house 176 studios, one and two bedroom and penthouse loft units, plus four two-story live/work townhomes. Sizes will range from 770- to 3,100-square feet, with one bedroom and one bath up to two bedrooms, three bath plus den floorplans available. Prices range from the $300,000’s to over $1 million.
“Elleven is the first new ground-up housing in downtown Los Angeles since the 80’s,” he said. “The breadth of the project, and its proximity to prominent centers of employment, dining and entertainment districts will herald LA’s new burgeoning urban community.”
Elleven is the first of three phases of The South Group’s plans for the South Park neighborhood. When the second phase is complete, the combined two towers – the second is 19 stories - will have 400 units built atop two levels of parking, with fourth floor units opening onto a unique, elevated terrace shared by both structures.
Interest List Growing
Potential buyers are signing up fast, says Cody. “We’re finding that our interest list includes many ‘pioneers’ – those who are entrepreneurial in nature and lead the way when exciting movements– like this renaissance of downtown L.A. - are underway.”
The snapshot of a typical, potential Elleven buyer is a couple in their mid-thirties who currently live in Santa Monica and work downtown – he’s an attorney; she works in theater. They’re hoping this kind of move will free them of one car payment. Most of those on the list include people already living and working downtown, who are either eager for new digs or desperate for convenient, urban living.
Host of Interior, Exterior Amenities Set the Stage
Designed by Ankrom Moisan Associated Architects, the project’s “softloft” architecture will offer a “departure from the stark industrial look so prevalent in today’s urban lofts,” Cody explains. Characterized by open floor plans and voluminous ceiling heights complemented by refined finishes, the unique architectural style will be enhanced by striking interior highlights -- including sleek stainless steel appliances and hardwood flooring. The overall effect is a sophisticated yet inviting ambiance.
Additional interior amenities will include top quality appliances and fixtures, extensive hardwood-faced cabinetry, slab granite kitchen countertops, walk-in closets, and centralized telephone and data panels and wiring distributed throughout the units. Balconies or “Juliet” balconies will be featured on most units with extensive outdoor resident-only areas on the 12 th and 13th floors.

Ultimately, Cody said, the Elleven project will emphasize livability and a sense of community. The successful partnership of Gerding/Edlen Development Co., LLC and Williams & Dame Development fosters an “eco-friendly,” progressive approach to urban living. According to Cody, “sustainable living” – a development approach compatible with the preservation of the environment – is at the core of his company’s approach to Elleven.
“We anticipate that this project will set the standard for environmental stewardship in the area, while playing an integral role in the remarkable renaissance of downtown Los Angeles,” he said.
With the advent of this exciting new condominium community, said Cody, “we are one step closer to turning L.A. from gray to green.” TSG plans four additional projects in downtown Los Angeles through the end of 2008.
