Elleven, Downtown's First New Residential High-rise in Decades, Now Underway

LOS ANGELES - October 30, 2007 - Imagine a year in Los Angeles with 75 fewer cars on the road, a reduction of almost 817,000 lbs. of CO2 emissions and a savings of over 500,000 gallons of water (equivalent to 25,277 showers); not to mention diverting and recycling 1,365 tons of construction debris from the city’s landfill. It’s a start.

That’s essentially what The South Group, a collaboration between Gerding Edlen Development and Williams, Dame & Atkins Development, did by announcing that Elleven, their new 13-story condominium downtown, is the first in the state of California to be awarded a U.S. Green Building Council (USGBC) Leadership in Energy and Environmental Design (LEED) Gold certification.

Los Angeles Mayor Antonio Villaraigosa and Councilwoman Jan Perry from the Ninth District presided over the award ceremony this afternoon at Luma, Elleven’s sister building.

The prestigious honor is a culmination of The South Group’s efforts to not only build green, but create a true new downtown neighborhood complete with a dynamic pedestrian-friendly streetscape. Streetscape highlights – unveiled today – include expansive 24-foot wide sidewalks, lush drought-resistant landscaping, bike racks, benches, stormwater filtration planters and corner curb extensions to increase pedestrian visibility, decrease crossing distance and slow down oncoming traffic.

LEED Gold is a landmark sustainability award – the second highest rating a green building can receive. It is judged by a comprehensive scorecard that awards points for everything from strategies such as promoting alternative transportation and energy conservation, to responsible materials selection and the use of healthier interior finishes. The more “green” components a building has, the more points it receives.

“When it comes to sustainable planning, Los Angeles is setting the standard for cities across the state, the nation and the world,” said Mayor Villaraigosa. “I commend The South Group for their commitment to building green. With thousands of office buildings and residences expected to be renovated and replaced in Los Angeles in the next two decades alone, building green may be the most wide-reaching initiative we Angelenos can undertake to lower our carbon footprint as a city,” the Mayor added.

Councilwoman Perry, an early proponent of the project, also commended The South Group’s efforts saying, "The South Group understands that smart design does not end at a building's edge; it must translate to the surrounding sidewalks and streets. Through their leadership, they are promoting a higher, greener standard for development in our urban core."

Lance Williams, Executive Director of the Los Angeles Chapter of USGBC, added, “The completion of Elleven is very significant to the history of downtown Los Angeles’ revitalization. Elleven stands alone as an achievement to The South Group's longstanding commitment to building sustainably.”

Elleven is the first new, built-from-the-ground-up residence in downtown L.A. in over 20 years and was designed and constructed to require less energy and fewer natural resources. The 13-story building has 176 units, ranging from 770 to 3,100 square feet. The building was sold out before its completion in April 2006.

Highlights of Elleven’s Gold LEED designation include:

• Educational outreach to residents/retail tenants, providing a Green Handbook that outlines sustainable principles, practices and opportunities within the home

• Continuous communication with the city of Los Angeles, showcasing Elleven as a model of sustainability and what can be accomplished locally with new development and smart growth

• Providing FlexCar memberships and bicycle parking to residents, placing the development within a public transportation hub and encouraging car-less options such as the nearby LA Metro

• Extensive use of recycled content and locally-manufactured materials, as well as an on-site recycling program

• Operable floor-to-ceiling windows, providing an abundant use of natural light and air circulation

• Use of very low VOC (volatile organic compounds)-emitting materials and finishes such as paints, caulk, glues and carpet systems

• Highly efficient energy systems and water efficient fixtures, such as dual-flush toilets and efficient landscape irrigation

The developer’s commitment to sustainable buildings and progressive approach to urban planning and development continues to take shape at South, the vibrant new high-rise community in downtown Los Angeles’ South Park neighborhood consisting of three buildings: Elleven (completed in April 2006; fully occupied), Luma (completed in June 2007; final residences now selling) and Evo (currently under construction and scheduled for completion in spring 2008).

Luma and Evo are also expected to be LEED-certified (targeted for Silver), creating not only downtown’s first new neighborhood in 23 years, but a sustainable one at that.

The South Group’s Gerding Edlen Development currently has 37 other LEED projects, either certified or in process – the highest number of any private developer in the nation.
